Berkshire region real estate sales – August 21, 2026

Sales activity picked up again this week across the tri-state region, with a mix of single-family homes, condos, and a few commercial parcels changing hands. In Berkshire County, the busiest stretch ran through Pittsfield and Great Barrington, where several properties closed in the mid-400s to low 600s range. A three-bedroom colonial on Pomeroy Avenue in Pittsfield sold for $489,000 after just nine days on the market, while a renovated farmhouse on Seekonk Road in Great Barrington went for $612,500.

Further south in Litchfield County, Connecticut, the market showed steady movement in towns like Salisbury, Kent, and Cornwall. A lakefront cottage on Wononpakook Lake in Salisbury closed at $725,000, reflecting continued demand for waterfront access. Meanwhile, a newer four-bedroom on Fuller Mountain Road in Cornwall traded for $839,000, one of the higher residential sales of the week in that area.

Columbia County, New York, also saw solid activity, particularly in Hudson and Chatham. A two-family brick row house on State Street in Hudson sold for $540,000, and a mid-century ranch on Route 66 in Chatham went for $389,000. Several vacant lots and small agricultural parcels also closed, mostly in the 50-to-120-thousand range, suggesting ongoing interest in land for hobby farms and future development.

the week reflected a balanced market. Days on market stayed short for well-priced homes, and most sellers received close to asking price. Buyers continue to favor move-in ready properties, while fixer-uppers are taking a bit longer unless priced sharply. No major commercial deals were recorded this week, but a handful of small retail and office condos sold in Lenox and Torrington.
