Grant Cardone warned that commercial real estate faces a historic repricing as borrowing costs near 6.4% force institutions to sell properties below their debt value. In a recent statement, the investor described the situation as an "Armageddon" scenario for the sector, pointing to a wave of distressed sales that could reshape property markets across the United States.
Cardone explained that many owners bought buildings with cheap debt and now cannot refinance without posting massive new equity. When that equity is not available, lenders take control and dump assets at steep discounts. He argued this cycle has already started in office towers and is spreading to multifamily and retail properties.
His proposed solution is unconventional. Cardone said he plans to back every building he acquires with Bitcoin, using the cryptocurrency as collateral to support financing and reduce reliance on traditional banks. He believes this structure can protect deals from the credit crunch that is crushing other investors.
Critics note that Bitcoin's price swings could create new risks for property owners. Cardone dismissed those concerns, saying long term appreciation of the asset outweighs short term volatility. He also predicted that other large investors will copy his approach within the next two years.
The comments add to a growing debate about how real estate will adapt to higher interest rates that appear likely to stay in place.
