Mexico City has recorded more than 20,000 property seizure investigations since 2020, prompting lawmakers from the ruling Morena party to introduce a bill for a "National Real Estate Alert" system. The proposed mechanism would instantly notify property owners whenever someone attempts to change the legal status of their land or building.

Under current law, criminals often forge titles or file false claims with notary offices, leaving owners unaware until they lose possession. The alert system would function like a credit fraud watch, sending a text message or email to the registered owner the moment a legal modification is requested. This gives the owner a window to challenge the action before a seizure is finalized.

Supporters argue the measure is overdue given the surge in organized groups targeting vacant lots, inherited homes, and even occupied residences. Critics, however, question whether the government can implement the technology quickly and whether it will protect renters or informal settlers who lack clear title. The bill now moves to committee review, where lawmakers will debate funding and data privacy safeguards. If passed, the system would be rolled out across all 32 states, with a pilot program expected in high-risk areas first.
