New Westchester program may help combat real estate fraud

A new initiative in Westchester County aims to give property owners better protection against deed theft and real estate fraud. County Clerk Tom Roach introduced the program, which is designed to alert homeowners when documents are filed against their property without their knowledge.

Deed fraud has become a growing concern in the region. In many cases, scammers forge signatures or file false documents to transfer ownership of a home or take out loans against it. Victims often do not discover the problem until months or years later, when it is difficult to undo the damage.

The new notification system works by monitoring property records and sending alerts to owners whenever a new document is recorded under their name. If a filing looks suspicious or unexpected, the owner can act quickly and contact the clerk's office or law enforcement.

Officials say early detection is the most effective way to stop fraud before it causes lasting harm. The program is free for residents and does not require any special paperwork to join. Property owners simply need to sign up through the county clerk's office to begin receiving alerts.

Roach said the goal is to make it harder for criminals to target homeowners, especially the elderly and others who may be less likely to notice unusual activity. He encouraged all Westchester property owners to take part in the program and to review their records regularly.

The county plans to track how many residents enroll and whether the alerts lead to a drop in reported fraud cases. For now, officials see the effort as a simple but important step toward protecting one of the most valuable assets a family can own.
