Radian Group has officially closed the deal to sell its real estate services arm to PLACE, a move that trims the company's footprint in the property technology space. The transaction, which had been in the works for months, marks a significant shift for the Philadelphia-based mortgage insurer as it narrows focus back to its core mortgage insurance and related risk management operations.
Alongside that completed sale, Radian also announced it has signed an agreement to sell its title insurance and settlement services business to PLACE. That second transaction is expected to close during the fourth quarter of this year, pending customary regulatory approvals and closing conditions. Once both deals are fully wrapped up, Radian will have exited the broader real estate services field entirely.
The company said the moves are part of a deliberate strategy to streamline its portfolio and concentrate on higher-return lines of business. Executives noted that the divestitures will simplify the operating structure and free up capital for potential buybacks or investments in its core insurance products. Radian did not disclose the financial terms of either transaction, but analysts have speculated the combined sales could bring in several hundred million dollars.
For PLACE, the acquisitions expand its platform for agents and brokers, adding title and settlement capabilities to its existing suite of tools. The company has been on a buying spree recently, snapping up adjacent services to deepen its reach in the residential real estate market. Radian's title business, which operates under multiple brand names across the country, will now fold into that growing network.
Until the title sale closes, Radian said it will continue running those operations as usual, serving customers and partners without interruption. The company also reaffirmed its full-year earnings guidance, suggesting that the completed sale and the pending one have not altered its financial outlook for the year. Investors seemed to take the news in stride, with shares moving only slightly in early trading.
