Falling property prices might sound like a win for anyone trying to get a foot on the ladder, but the latest interest rate increases are quietly destroying that advantage. For a couple on average incomes, another hike from the Reserve Bank could strip almost $100,000 off the maximum amount they can borrow, according to fresh analysis of lending conditions.
The math is brutal. When rates go up, banks are forced to test borrowers at a higher serviceability buffer, and that cuts straight into how much they will hand over. A typical dual-income household that could have borrowed around $900,000 a year ago might now struggle to secure even $800,000, even if their wages have grown slightly. That difference is the gap between buying a modest family home in a decent suburb and being pushed out to the fringe or staying stuck in a rental.
What makes it worse is that prices in many areas have already softened. So while the sticker price on houses is dropping, the cost of the loan needed to buy one is climbing in a different way. The two forces do not cancel out. In fact, for many buyers, the loss of borrowing capacity far outweighs any savings from a lower asking price. A $50,000 price drop on a house means little if your loan approval has shrunk by twice that amount.
The squeeze is hitting first-home buyers hardest, but it is also affecting upgraders who need to sell and buy in the same market. They might have equity, but the new loan they need is now much harder to justify under stricter lending rules. Some are holding off, hoping for stability, but there is no clear sign the central bank is done yet. Every month of uncertainty just makes the planning harder, and for those already pre-approved, the clock is ticking before their offer expires.
