Commercial real estate business sentiment dropped for a second straight year amid growing caution regarding spending levels and broader market conditions, according to a new industry survey.
The findings point to a sector that remains uneasy even as some parts of the economy show signs of stability. Executives and investors who took part in the survey described a mood shaped by high borrowing costs, shifting demand for office space, and uncertainty about where property values will settle in the months ahead.
Respondents flagged several pressures at once. Financing remains expensive compared with the low-rate years that fueled a wave of acquisitions. Lenders have grown more selective, making it harder to refinance existing debt or launch new projects. At the same time, tenants continue to reconsider how much space they need, particularly in older office buildings that struggle to compete with newer, more efficient properties.
Spending plans reflect that caution. Many firms said they intend to hold back on major capital commitments until the outlook clears. Some are focusing on repairs and upgrades to keep existing assets competitive rather than pursuing new development. Others are looking at sectors such as industrial, data center, and certain residential categories, where demand has held up better.
The survey also highlighted a divide in the market. Well-located properties with strong tenants continue to attract interest, while weaker assets face longer vacancies and steeper discounts. That gap has made it harder to describe the market with a single label, since performance varies widely by region and property type.
Analysts say the mood could improve if interest rates ease and transaction activity picks up. For now, though, the industry appears to be waiting rather than expanding, with sentiment reflecting a cautious pause instead of a sharp retreat.
