The real estate sector closed out the week with a clear divide, as investors rewarded data center owners while pulling back from health care properties. The split performance highlights how different corners of the market are responding to very different pressures.
Data center real estate investment trusts, or REITs, were the clear winners. Their shares climbed steadily through the week, driven by continued strong demand for cloud computing and artificial intelligence infrastructure. Several large operators reported solid leasing activity and rising rental rates, which boosted confidence among shareholders. The growth in digital services shows no sign of slowing, and landlords with available capacity are in a strong position to raise prices.
On the other side, health care REITs lost ground. Investors seemed worried about rising operating costs at hospitals and senior living facilities, as well as the possibility of slower patient volumes in the coming months. Some companies in this space also face higher borrowing costs when they refinance debt, which puts pressure on their profit margins. A few analysts noted that while the long-term outlook for health care real estate remains steady, the near-term headwinds are real.
Other property types, including office and retail, stayed mostly flat. Neither group saw major moves, as buyers and sellers waited for more clarity on interest rates and the broader economy. Apartment REITs also held steady, with rent growth moderating after a strong couple of years.
