Southeastern Wisconsin industrial real estate market rebounded in Q2

After a sluggish start to 2024, the industrial real estate market in southeastern Wisconsin showed clear signs of recovery during the second quarter. Leasing activity picked up significantly, and vacancy rates stabilized after months of uncertainty. Industry analysts point to a renewed sense of confidence among manufacturers and logistics firms, who are now more willing to commit to long-term leases.

The rebound was driven largely by demand for modern warehouse and distribution space near major transportation corridors. Several large deals were finalized in Kenosha and Racine counties, where developers have been building speculative properties in anticipation of tenant interest. While the first quarter saw many companies putting expansion plans on hold due to high interest rates and economic jitters, the second quarter brought a shift in momentum.

Absorption rates turned positive, meaning more space was leased than became available. This is a welcome change after the previous period when vacancy crept upward. Brokers report that tenants are now looking for spaces with higher clear heights, more dock doors, and better access to rail or interstate highways. The market is not yet back to the peak levels seen in 2022, but the trajectory is encouraging. Experts expect steady growth through the rest of the year, barring any major shifts in the national economy.
