A Swedish investment firm has closed on a major industrial property in Whitsett, paying 9.6 million dollars for the asset. The deal comes at a time when Lenovo, the global technology company, is expanding its operations nearby, adding fresh momentum to the region's logistics and manufacturing sector.
The property, located in the heart of Guilford County's industrial corridor, was purchased by EQT Partners, a Stockholm-based investor with a growing portfolio of North American real estate. The seller and specific square footage were not disclosed in the initial filing, but the price point reflects continued demand for warehouse and distribution space along the Interstate 40/85 corridor.
Lenovo's expansion in the Triad has been a key driver of activity in the area. The company has been adding capacity at its existing campus, which handles assembly, testing, and distribution for its server and storage products. That growth has created a ripple effect, with suppliers and logistics providers seeking nearby space to serve the tech giant's needs.
Industry observers say the EQT acquisition signals confidence in the long-term outlook for industrial real estate in the region. Vacancy rates remain tight, and rental rates have climbed steadily over the past two years. The Whitsett submarket, in particular, has become a preferred location for companies that need quick access to major highways and a skilled workforce.
Local officials have welcomed the investment, noting that it adds to the tax base and supports job retention in the area. The property is expected to remain in use as a distribution facility, though no tenant has been announced. EQT has not commented on future plans for the site.
