A single-family residence that changed hands for $3.6 million leads the pack of the most costly residential real estate deals in St. Helena from late July through early August. The sale period, covering July 27 to August 9, saw a handful of high-value transactions that reflect the ongoing strength of the local luxury market.
In second place, a property with vineyard views and a modern renovation sold for just under $2.9 million. The home, located on a quiet lane off the main highway, drew multiple offers within the first week of listing. Realtors noted that buyers were particularly interested in the outdoor entertaining space and the recently updated kitchen.
The third most expensive sale was a classic stone house on a half-acre lot, closing at $2.4 million. This property had been on the market for nearly a year before finding a buyer, a sign that pricing remains a delicate balance even in desirable Napa Valley neighborhoods.
A smaller cottage with a guest house and a detached studio went for $1.95 million, ranking fourth. The buyer, according to public records, is a Bay Area tech executive looking for a weekend retreat. The fifth spot went to a modest three-bedroom home with a pool, which sold for $1.7 million.
the combined value of these five sales totals more than $12.5 million. Local agents say the market is steady, with a slight uptick in buyer interest from out of state. Inventory remains tight, and homes that are priced correctly tend to move within a month. No commercial or multi-unit properties made the list this time.
