A Toronto real estate professional is suggesting that homeowners who intend to sell within the next three years might be better off doing it now and renting in the interim. Sam Kamra, a realtor in the Greater Toronto Area, argues that waiting for property values to rise further could actually put sellers in a weaker position.
The logic is tied to current market conditions. Prices in many parts of the GTA have softened from their peaks, and interest rates remain elevated. Kamra points out that if a homeowner sells today, they lock in a known price. If they wait two or three years, they face uncertainty about where rates will be, how much inventory will be on the market, and whether buyer demand will hold up. Selling now, taking the equity, and renting for a period could protect against a possible downturn.
He also notes that renting is not the financial loss many assume it to be. For someone who plans to move anyway, renting offers flexibility and removes the carrying costs of a property that may not appreciate as expected. The monthly cost of renting could be lower than a mortgage payment on a similar home, especially with current borrowing costs.
Kamra is careful to say this advice does not apply to everyone. Long-term owners who are not planning to move should stay put. But for those with a definite timeline of two to three years, the math often favors an earlier sale. The key, he says, is to run the numbers carefully and not assume that prices will always go up.
