The deal, which closed last week, involved a mid-sized multifamily property on the city's west side, though the final price was not disclosed. The broker said the buyer was a regional investment group that had spent months reviewing financials and conducting deep due diligence, a stark contrast to the fast, competitive offers seen during the pandemic-era boom.

The broker noted that smaller multifamily properties, typically those with fewer than 30 units, are no longer attracting the speculative buyers who once bid up prices based on projected rent growth alone. Instead, investors are now focusing on current cash flow, realistic maintenance costs, and local vacancy trends. "This sale reflects a buyer's market where people are done with guessing," the broker said. "They want numbers that work today, not promises for tomorrow."

The shift is partly tied to higher interest rates and rising insurance premiums, which have squeezed margins for landlords. Sellers who bought at peak valuations in 2021 or 2022 are now adjusting expectations, sometimes accepting 5 to 10 percent less than they originally hoped. The broker added that Worcester's steady rental demand, driven by nearby hospitals and universities, still makes the city attractive, but only for buyers who plan to hold properties long-term and manage them actively. The deal is expected to set a benchmark for similar sales in the coming months, as more owners test the market with realistic pricing.
