California sees rise in distressed hotel sales, but not in San Diego

While the broader California hotel market is seeing a growing number of distressed property sales, San Diego appears to be bucking that trend, according to recent industry data. The state has recorded a noticeable uptick in hotels sold under financial pressure, often at steep discounts, as higher interest rates and tightening lending conditions continue to squeeze owners who took on heavy debt during the pandemic-era boom.

However, the picture in San Diego County is notably different. Despite the statewide shift, local hospitality experts say the region has not experienced the same wave of forced sales. The largest hotel transaction in the county recently involved the 260-room Sheraton Mission Valley, which changed hands in what was described as a conventional, non-distressed deal. That sale, while significant in size, did not signal the kind of financial trouble seen in other parts of California, such as the Bay Area or the Central Valley.

Industry analysts point to San Diego's strong tourism recovery and steady convention business as key buffers. The area's appeal to leisure travelers and its limited new hotel supply have helped keep occupancy and revenue per available room relatively stable. Lenders have also been more willing to work with local owners on loan modifications rather than pushing properties into foreclosure or short sales.

Still, the overall market remains cautious. Some smaller, older hotels in less desirable locations could face pressure if the economy slows further. But for now, San Diego's hospitality sector appears to be holding its ground, offering a contrast to the distress seen elsewhere in the state.
