European industrial real estate demand drives deals

EQT Real Estate has agreed to buy 14 warehouse and logistics properties across the U.K., Germany, and France from Logicor for about 532 million euros. The deal marks one of the larger industrial portfolio transactions in Europe this year, signaling that investor appetite for well-located distribution space remains strong even as broader commercial property markets stay cautious.

The properties are spread across key logistics corridors, including areas near major ports and population centers. EQT said the acquisition fits its strategy of owning modern, income-producing assets with room to improve through active management. The portfolio is mostly leased to tenants in retail, e-commerce, and third-party logistics, sectors that have continued to show steady demand for efficient storage and distribution capacity.

Logicor, which owns and operates a large European logistics portfolio, is selling as part of a wider effort to recycle capital into newer developments and other markets. The sale also reflects a broader trend: while office and retail values have struggled, industrial and logistics assets have held up better due to structural shifts in how goods move from factories to consumers.

The deal is expected to close in the second half of the year, subject to regulatory approvals. Neither side disclosed further financial details, but the price works out to a yield that is broadly in line with recent comparable transactions in the region. Industry observers say more deals of this type are likely as investors look for stable cash flow in a period of uncertain interest rates and slower economic growth.
