'Institutions Are Buying Real Estate,' Says Grant Cardone. He Asks, 'What Do They Know That You Don't Know?'

'Institutions Are Buying Real Estate,' Says Grant Cardone. He Asks, 'What Do They Know That You Don't Know?'

While high prices, borrowing costs and uncertainty have given plenty of would-be real estate investors reasons to wait, real estate investor Grant Cardone is pointing to what some of the biggest players are doing with their money. "Institutions are buying real estate," he says, and he is asking a pointed question in return: "What do they know that you don't know?"

Cardone, known for his aggressive take on wealth building, is not just talking about a few stray office deals. He is referring to the steady flow of capital from pension funds, private equity groups and large REITs that keep acquiring properties even as the market feels stuck. To him, the move is a signal. These groups have research teams, decades of data and a longer time horizon. They are not buying because they expect a quick flip. They are buying because they see the long-term math working out, especially in multifamily and industrial spaces.

For the average person, the current market looks like a trap. Mortgage rates are high, prices have not fallen as much as many hoped, and there is constant talk of a correction. But Cardone argues that waiting for the perfect moment is a mistake. The institutions are not waiting. They are moving now, quietly building portfolios while individual buyers sit on the sidelines.

His message is not a prediction of a sudden boom. It is a challenge to think differently. If the biggest money managers in the country are putting billions into property, maybe the risk is not in buying. Maybe the risk is in staying out. He wants people to ask themselves whether they are making decisions based on headlines or based on what the smart money is actually doing.
