The brokerage now offers landlords a full-service management package for a flat $99 per month, a move that directly challenges the traditional percentage-based model that typically runs between 8 and 12 percent of monthly rent.
The expansion comes as rental demand in the East Valley continues to climb, driven by new residents and a tight housing market. For property owners, the appeal is simple: predictable costs and no surprise deductions from their rental income. Unlike conventional managers who take a cut of every dollar collected, the flat fee structure means landlords keep more of what they earn, especially as rents rise.
The service includes tenant placement, lease enforcement, maintenance coordination, and monthly financial reporting. There are no setup fees or hidden charges, and the company says it handles everything from move-in inspections to eviction filings if needed. That level of coverage at a fixed price has caught the attention of small investors who own one or two properties and want professional oversight without eroding their cash flow.
Brokers in the region note that the model works best for single-family homes and small multifamily units, where management costs can otherwise eat into thin margins. With vacancy rates hovering near record lows in Gilbert and Chandler, owners are also looking for faster turnaround between tenants, and the brokerage says its local team can usually fill a vacancy within two weeks.
The move signals a broader shift in the industry, as more Arizona property owners push back against the old way of doing things. Flat-fee services are not new, but their expansion into high-demand suburbs suggests they are becoming a permanent option rather than a niche experiment.
