Real Estate Confab: Bidding Wars, Hamptons Style

We asked a handful of veteran brokers and local attorneys how the dynamic plays out in practice. The short answer: cash is no longer just a convenience. It is a weapon. Sellers are increasingly favoring all-cash bids even when the number is slightly lower than a financed offer. The reason is simple. Certainty. A deal that does not depend on an appraisal or a lender's final approval closes faster and with far less drama.

That shift has changed the bidding war itself. In the past, buyers competed on price alone. Now, terms matter just as much. A buyer willing to waive inspections or accept the property in as-is condition can outmaneuver a higher bid that comes with contingencies. One broker described a recent sale in Southampton where the winning offer was not the highest. It was the cleanest. The buyer offered a quick closing and no financing clause, and the seller took it over a bid that was nearly four percent higher.

For buyers who need a mortgage, the landscape is tougher. They are often asked to put down more earnest money or to prove their liquid assets well beyond the down payment. Some sellers are even asking for a non-refundable deposit upfront, a request that was rare just a few seasons ago. The message is clear: if you want to play, bring your best and bring it without strings.

Still, there is a limit to how far sellers will push. A cash offer that is far below market value will not win just because it is clean. The balance, brokers say, is between speed and price. And right now, speed is winning more often than not.
