The Northwest Multiple Listing Service has reached a settlement with the brokerage firm Compass, agreeing to change how it handles off-market home sales. The deal ends a lawsuit that accused the listing service of restricting access to private property listings, which are often used by agents to market homes quietly before a public debut.
Under the new agreement, the listing service will relax its rules around these so-called pocket listings. Brokers will now have more freedom to share information about such properties with other agents and potential buyers, without immediately forcing them onto the public multiple listing service feed. The change is meant to give sellers more options while still keeping the market transparent.
Compass had argued that the previous policies were too rigid and hurt sellers who wanted privacy or a more controlled sales process. The settlement also includes a payment from the listing service to cover legal costs, though the exact amount was not disclosed. Both sides said they were satisfied with the outcome.
Industry watchers say this could set a precedent for other regions where similar disputes have arisen. The new rules are expected to take effect next month, giving agents time to adjust their practices. For now, sellers in the area will have more flexibility in how they choose to market their homes.
