BKM Capital Partners and Kayne Anderson Real Estate have closed on a massive light industrial deal, acquiring an 8.5-million-square-foot portfolio from Link Logistics for $1.81 billion. The transaction is the largest in the light industrial sector since 2022 and marks a major expansion for the joint venture.
The portfolio includes properties spread across key U.S. markets, strengthening the partnership's position as one of the country's largest owner-operators of multi-tenant light industrial assets. With this acquisition, the joint venture now manages roughly 15 million square feet of space.
Light industrial properties, which include warehouses, distribution centers, and flex spaces, have remained a strong asset class due to rising demand from e-commerce and last-mile delivery services. The deal signals continued investor confidence in the sector despite broader economic uncertainty.
Truist Securities acted as financial advisor to Kayne Anderson Real Estate on the transaction. No other terms of the deal were disclosed.
