The proposed national act would offer incentives to local governments that streamline zoning rules and speed up permit approvals. It also sets aside funds to convert underused commercial properties, like old strip malls, into residential units. Builders in Tarrant County have already started pivoting toward smaller, more affordable lots, and industry leaders say the federal support could accelerate that trend.
Still, some caution that the bill faces a tough road in a divided Congress. Even if it stalls, local housing experts argue that the Fort Worth market's stability is a good sign.
