Vigilant Holdings has acquired a newly constructed Class A industrial facility in Londonderry, New Hampshire, for $16.6 million. The deal covers a 75,480 square foot warehouse that is fully leased, according to the announcement of the transaction.
The sale was arranged alongside an $11.45 million acquisition loan. The property is located in Southern New Hampshire, a market that has drawn steady interest from industrial investors in recent years.
The building is a newly built Class A asset, a classification that typically signals modern construction standards, efficient layout and features suited to distribution and logistics tenants. Because the facility is fully leased at the time of sale, the buyer takes on an income producing property rather than a vacant building.
The transaction points to continued demand for well located industrial space in the region. New Hampshire's proximity to Boston and major highway corridors has made it attractive for warehouse and distribution users, and fully leased Class A properties remain a focus for investors seeking stable cash flow.
Terms of the loan and the identity of the seller were not disclosed in the announcement. The acquisition adds another modern industrial property to Vigilant Holdings' portfolio at a time when supply of newly built warehouse space in Southern New Hampshire remains limited relative to demand.
