Mortgage rates have climbed back to roughly 7%, a level that is once again reshaping how buyers approach the housing market. After a period of relative calm, the return of these higher borrowing costs is forcing many households to reconsider what they can afford.
For buyers, the math is unforgiving. A 7% rate on a typical home loan adds hundreds of dollars to a monthly payment compared with the rates seen just a few years ago. That squeeze has pushed some shoppers to the sidelines, while others are adjusting their budgets, looking at smaller homes, or searching in less expensive neighborhoods.
Sellers are feeling the shift too. Homes that might have drawn multiple offers in the spring are now sitting longer on the market, and price cuts are becoming more common in some regions. Inventory remains tight in many areas, which keeps competition alive for well-priced properties, but the frenzy of earlier in the year has cooled.
The fall season is traditionally slower, and this year the combination of high rates and lingering affordability concerns could make it even quieter. Economists say the path of rates in the coming months will depend heavily on inflation data and decisions from the Federal Reserve. Until borrowing costs ease, buyers and sellers alike will need to navigate a market defined by caution rather than urgency.
