A growing rift between local real estate agents and major online platforms may soon leave Chicago-area homebuyers with an incomplete picture of the market. A dispute over how private listings are displayed means that thousands of homes could disappear from Zillow and similar websites in the coming weeks.
At the heart of the conflict is a policy change by the Midwest Real Estate Data sharing service, which controls listing data for the region. The group recently decided to stop sharing certain "off-market" or pocket listings with third-party sites. These are homes that agents market privately to select buyers before they hit the public multiple listing service. While sellers and their agents often use this tactic to test the market or maintain privacy, the new rule blocks that data from appearing on Zillow, Realtor.com, and other aggregators.
Local brokerages are split on the issue. Some argue that the move protects sellers who want discretion and prevents lowball offers from flooding in. Others say it hurts buyers who rely on Zillow for a complete view of available properties. "If you are shopping online, you might think there is nothing for sale, when in fact there are homes being quietly shopped around," one agent noted.
The change takes effect next month. For now, buyers should check directly with local agents to ensure they are not missing out on hidden listings. The outcome could set a precedent for how other major cities handle the tension between private sales and public transparency.
